For some reason i tryed to edit blackthorn caste but the terrain doesnt save.. its show modified in centred but not ingame.
Samething for anything modified in the black area , all the terrain doesnt show up :(
Depending on the version of the client that might be caused by diff files (mapdif*, stadif*). Check if the problem persists if you remove them (temporarily or permanently).
I removed :

madifl1.mul
madifl2.mul
stadif0.mul
stadif1.mul
stadif2.mul
stadifi0.mul
stadifi1.mul
stadifi2.mul

Theni logged in uo and nothing had changed :( and centred remained the same
